Spot on Kelly with your points increasing the level of park services! That is exactly one of the areas of focus at Q Hospitality Management that we hope to bring to our concept and locations that we aim to launch this year, bringing 30+ years of independent hotel experience, service levels, modern technology, and attention to detail to outdoor hospitality destinations for the traditional and new generation of RV traveler + Glampers!
Thank you, Quentin! Sounds like you all really know how to serve customers in a generous way. As an avid camper most of my life, this is a fundamental thought shift about service which has far reaching impact. One aspect of what my company brings to the table is understanding about how to support these transitions in a productive way. How do you support staff training for businesses you work with?
Never apologize for being morbid. Emergency plans aren’t for the faint at heart. A fire, death, debilitating illness or injury, lunatic guest, rebellious employees, lightning strikes, tornado/hurricane, earthquake … they’re all real and the best way to overcome such crises is to have a plan.
Be proactive instead of reactive!
I’ve read estimates of $15,000 – $50,000 per site to develop a campground. Does the panel find those numbers accurate? If so, do those numbers include property development including office, bathhouses, paving roads, etc?
Todd, I just had a feasibility study done for a glamping campground. Cost estimate was ~$131k/site excluding land purchase price.
If “building” where do you see the best return? (Tent sites, glamping tents/yurts, RV pads, cabins) Or combination? (If combo, what percentage for what type?)
Hi Gordon,
if you are interested in ADR’s and ROI’s of Tipis, head over to the Educational Session: Teepees as a Glamping and Camping Accommodation. I am addressing this in Question #2. ROI for tipis is typically within 1 year.
Purchase of existing park. I know there are many TBD factors that factor into the answer, but what’s a good per site purchase price or cap rate for a currently operating park.
can you discuss the glamping trend
What amenity is a must for a new built campground? Pool, playground or other.
Wi-Fi for sure!
